The location is between arguably the best beach on Koh Rong and the new proposed Koh Rong City area.
This is the prelaunch stage and we are offering the first 4 plots at a price of $10,000 for a plot size of 11 meters by 12 meters, which is ideal for a villa or small investment plot. The full land area has a river running through the property, with small waterfalls and fresh running water 10 months of the year, which all buyers have access to at the end of the internal road. It is a very natural and beautiful setting and it only takes 3 minutes to walk to the beach.
The land titles are currently soft title but the area is currently in the process of upgrading to hard title and we feel these will come within the next 18 months, but ultimately that is in the hands of the government process.
The land has been owned for over 15 years as with most of the land in this area, so it is free of any issues or boundary disputes and is secure. We will offer a perpetual 90 year lease to foreigners, but we will also allow you to “sell” your property at anytime and offer the same 90 year lease to the next buyer. We feel this is a fair and easy way for foreigners to feel confident in their investment long term and takes away the headache of setting up a company. Khmer citizens can buy the land in their own name.
These plots are perfect for a holiday home or permanent address and to build a wooden bungalow (we can assist) will cost roughly $10,000 for a nice concrete based 5 x 6 meter bungalow with all infrastructure connected. If you have a small budget of around $20,000 you could own the land and house for around that figure.
If you were looking at this as an investment for rental properties / business income, long term tenants would pay between $200 to $300 per month or you could also rent per night at around $20-$30 per night at current market levels. The higher the standard of building would also increase those figures.
The infrastructure we provide is internal road access to each plot and electricity and water connection. There is a government road proposed from the top main road to the beach, that will pass at the front of the land in the near future. Currently there is a nice nature track to walk to the beach and the land has another access road from the other side that is already open.
There is a sea view from the land, that will increase over time as more of the area develops and current building restrictions allow you to build to 3 floors, which would give you 180 degree sea views.
