For Rent & Lease on Koh Rong. There is a difference between renting and leasing in Cambodia. As in most countries a rental contract is from 3 months to 12 months and the property owner is responsible for the up keep of the property. 100% of the property is owned by the property owner.
A lease agreement here in Cambodia and more importantly on Koh Rong is usually 3-5 years, with an option of a further extension at the end of the lease. Once the lease agreement terminates the person can take his property from the land, including all of his/her assets he/she has added and built over the term of the lease. There are also options of 30-50 year leases direct from the government and some Khmer sellers will also provide this if you pay the market land price. A foreigner cannot own land in Cambodia so this is a way that benefits both the foreigner and the Khmer owner. Once the lease has expired the Khmer owner is handed back his/her property.
Many listings you will see on Koh Rong are for sale & lease, which basically means you are buying the business and leasing the land. An example would be “Brian Smith” comes to the island and leases a property and he either refurbishes the property, or builds a resort or house from scratch. Brian then owns the property on the land, but not the land itself. He can then either sell or put the property up for rent, including all of his hard work building that property.
