For Sale on Koh Rong. Properties on Koh Rong are for sale directly from the owners. If you are a foreigner, you cannot land in Cambodia (or anywhere else in South East Asia), but you can find a property owner who will “sell” you a property with a long term lease.
Many real estate owners on Koh Rong will entertain a 30-50 year lease if the foreigner is willing to pay the current sales price for the land in full.
If you would prefer to buy a property in a Khmer friends name, you can make a long term lease agreement direct with your friend. Make sure you get this notarized and or registered with the land department.

Cambodia is an easy place to stay as a long term Expatriate, and the Khmer people are hospitable and friendly.
